I got a bank job in Tawau...
while she got a job in KK...
at least we can meet once in a while...^^
her job provide accommodation which is the highest expense in KK or even in KL...
so it deem to be a very good offer even its salary just 2.5k...
even KL with 2.8k salary offer also LOSE to this offer 99...
i believe we will be able to save quite alot of $$ for our future in sabah...
she will work for around 1 year until we got our own house in tawau...
i believe we can manage to save and invest at least 1.5-2k each month (both acc)
if i manage to build up some part time biz and tuition...
i will be able to increase my saving from 1k to more than 1.5k...
so we will be able to buy our house after 1 year...
target house price around 170k for a small corner 2s terrace house...
2012 must really work hard...
get good record in bank's job to get promotion asap...
other small biz so she will be able to handle it when she back tawau...
have to build our income to be >6k per month...
its deem to be super enough with 6k per month in tawau...
my aim in the public bank...
2 years to be at least OIC...
then some biz income of around >2k and above...
when i'm 30 years old...
i must built passive income of at least 2k/month to secure better life in the future.

The day we get confirmed after 6 months probation, we will be the senior officer with grade A2...
one of the best benefit to work in bank...
5 days work with 24 days annual leave as A2 and above officer...
in exchange,u might be in a "pressure cooker" work place...
credit department is the most essential part of a bank...
thats the main department to earn $$ for bank...
so promotion chances are there...
if there is a chance by then...
5-6 years can reach branch manager...
currently training in KK for securities part of the credit department..
scanning those legal documents and the whole procedure...
from processing to securities and documentation then monitoring and release...
the last part..
credit control...
its a good place to learn...
no matter who we are...
we will have to apply loan one day...
knowledge of credit will help up alot..

working in bank has many employee benefit such as year end bonus,medical,dental,loan and better interest on our saving...
we also have at least 3 weeks paid leave a year in officer level.
the only thing that will kill us is the workload especially in Public bank which has ISO certified...

SARA 1 Malaysia

Government has come out with this AMANAH SAHAM scheme where it will help low income group to increase their income...
NAJIB said that under SARA 1 Malaysia,5k investment will generate monthly income of rm138 and loan will be provided if we have no capital for this investment.
even after loan repayment,it will still generate rm50 per month.
138x12= 1,656
1656 out of 5000 equal to 33.12% p.a!!
but there is no guarantee of 33.12%...
we can see the T&C at the bottom of those ads...
nevertheless, it will still be a good investment for those low income group...
historically show that Amanah Saham Malaysia and Amanah Saham Wawasan 2020 generate more than 6% p.a.
so i do believe this SARA 1 Malaysia will not be worse than the previous amanah saham...
some more, government supporting this SARA 1 Malaysia with 100 million...

Get my lesson last year on OVER DIVEST!!!
Now on,i will never reduce my Equity holding less that 40% no matter what happen on the market...
My total portfolio will be divided into 4 parts in 2012,
1-Equity
2-Fixed income~Amanah Saham Malaysia and Amanah Saham 1 Malaysia
3-Gold&Silver
4-Cash
Equity-
never go below 40%,
focus on small medium company where there will be future growth potential.
focus on strong fundamental company with more CASH,low Debt,strong CF.
focus on agriculture~plantation,healthcare and tech stock.
focus on dividend company.
Current holding:
44% equity in tech due to their low valuation and potential rebound in 2012...
strong fundamental tech stock~GTRONIC and UCHITEC(HALF TECH company)
31% in agriculture and plantation>>CCK and TSH
25% in S'pore compnay...
Shipping trust with high DY>>FSL trust.
High DY holdings are UCHITEC,GTRONIC,FSL around 10%
moderate DY will be CCK AND TSH around 4%
2012 Watchlist:
healthcare: KPJ,AHEALTH&TDM(plantation+healthcare)
Agriculture: QL,TWS,FIMA(plantation+printing+building management)
Small Medium with high DY: PARAMON,SUNWAY,DELUEM,REITs,PTARAS,TIENWAH
yearly target: 15% and reach total of 40k
Dividend target: annual dividend of 2.5k
I do not want to expose my own equity investment in those blue chip because its potential future growth tend to be lower than those small and medium company.
besides that, i has some indirect exposure of it from my AMANAH SAHAM...
Due to more uncertain economic,
will increase my AMANAH SAHAM portion to secure the 6.5% dividend yield...
Lastly,
will invest around 10-20% of my total portfolio in GOLD and SILVER to preserve my portfolio's purchasing power.
